The Leasing Coordinator is responsible for managing and processing all 3rd party provider leases, reviewing Furnished Quarters, Out of Market (OOM) client contracts, ensuring timely and accurate 3rd party rent payments, coordinating with the OOM team to ensure accuracy in billing and customer service to OOM clients, and handling all issues or concerns affecting OOM leases. As a secondary responsibility to the OOM team, this position will back up and assist the Leasing Coordinator for Furnished Quarters on any administrative needs that arise in the Connecticut office. This individual must be detail oriented, highly organized, and have the ability to juggle to multi-task.

ESSENTIAL FUNCTIONS:

Execution of new apartment leases OOM
Input of new units and/or buildings in Oscar.
Responsible for the management of all unit leases for all OOM properties.



PRIMARY RESPONSIBILITIES:

Creates tasks in Oscar to properly manage the update of all rent statistics.
Responsible for the timely rent payment to all OOM properties.
Acts as point of contact for all OOM buildings with lease, security deposit and rent related questions.
Negotiates and communicates with management in regards to building concerns and/or rent credits.
Coordinates with building management when vacating units.
Creates tasks in Oscar to properly manage the cancellation of unit insurance.
Responsible for removing unit from Oscar once unit is vacant.
Acts as the point of contact for insurance company.
Create financial reporting for Global Solutions team as dictated by management.
Review and compare Furnished Quarters and Vendor leases on a reservation by reservation basis to ensure they are in accordance.
Create and manage Global Solutions products in Salesforce.
Ensure that vendor invoices properly match agreed upon lease terms.



REQUIRED SKILLS & QUALIFICATIONS:

BS/BA in Accounting or Business or at least 3 years of accounting or business experience at a managerial level.
Sales Force experience preferred.
Property Management and/or Lease Coordinator experience a plus
Working knowledge of Oscar.
Computer skill proficiency, including Microsoft Word, Excel, Outlook.
Ability to perform basic accounting entries and analysis/research into causes of fluctuations in general ledger accounts.
Ability to display knowledge and understanding of the needs of controls within a collections function.
Ability to reconcile between source and reporting systems.
Ability to negotiate effectively with vendors.



PHYSICAL REQUIREMENTS:

Must be able to work stationary at least 8 hours per day.
Must be able to speak and hear clearly to communicate with potential guests and clients.
Must be able to pull, lift, or move packages at least 20 pounds of force.
Must be able to move inside the office to make copies and send faxes.
Must be able to reach and handle the computer, keys, paper and items on the top of the desk.
Must have depth perception and balance, for overall performance and be able to work with computers.
